Wendell, How can you help me get 3 SFR funded? I am in contract on all 3 of these homes. Looking to get it all done & closed by July 29, 2016. I also need to include rehab monies as well. Yes, talk to the owner. In most cases, owner financing usually asks for 50% downpayment, not less! Talk to him to feel out how flexible he is. Beware, sometimes owner financed properties have something(s) to hide..ie, open violations, open permits, illegal rentals, etc. Remember, if it seems too good to be true, it is!! Buyer beware!! Good luck.

The one thing that I remember when I was still learning to purchase Multifamily properties, NEVER buy the property if the reason is because of the PROFORMA estimates the seller or RE Broker is presenting!!! If it sounds too good, it probably is!! I have never gone into a deal where I was at a negative cash flow from the beginning. You can't buy on ,"maybe it'll do better next year!!" ...do your analying correctly, and you won't be in these situations.
