I have really enjoyed reading this older thread.  I just purchased (5) smaller complexes in Texas and am in the process of removing old carpets and going to 100% vinyl plank for about $2/sq foot installed.  I was wondering how the stained concrete was holding up for people & current pricing.

If anyone has any updates, I would love to hear them.  Thanks, Gerry

If anyone is going to be in Phoenix this Thursday May 10th and would like to meet to chat about apartments at 5pm at the Hilton in Chandler, I'm free. I’ve just completed my fifth Texas complex acquisition and am looking for another owner/operator to learn from. I'm not looking to sell or buy anything just learn from people and to help others. My rent to own person has stayed past their 3-year lease option period and they are finally ready to purchase the manufactured home on land in Bonney Lake. I purchased the property subject to (2) underlying loans with my IRA.

Do you know of a closing company in the Tacoma area that can perform this non-typical type of transaction?

My rent to own person has stayed past their 3-year lease option period and they are finally ready to purchase the manufactured home on land in Bonney Lake. I am looking for an appraiser to give me the fair market value price for the home. Most appraisers that I know when performing re-fi appraisals or pre-market appraisals, typically value the properties lower.

Do you know of someone in the Bonney Lake / Tacoma area that can perform an accurate and reasonably priced evaluation of the value?
