I am still buying value ad properties that will work as affordable STR but can still cashflow as a LTR. These are generally off market deals. My newest project is a major rehab but it has an amazing lake view, is in a great area and is less than a mile to the regional hospital (I get a lot of interest from traveling nurses) to help fill the off season. It was a reverse mortgage that the adult son refused to move out of after his dad passed. Because it was during covid, the bank could not evict him.

The short term market has changed a lot in the last year.  The number of available units has skyrocketed and demand is falling. I have done well by being competitive on the price and giving big discounts for longer term stays. I have a few friend with STRs that were booked every weekend last year that are basically empty this year.  It will be interesting to see how things go as we enter what looks like the beginning of a recession.

I have read AirBnB on Autopilot which has some great ideas but it is really aimed towards someone starting out.  I also read Airbnb Rental Investing by David Daniels but it didn't have much in terms of scaling/systemizing.  And I found a book the AirBNB Virtual Assistant's Handbook, I have full time VAs in my other businesses so I thought this would be great but it was set up for 30+ day stays but there were a few good ideas.  

As far as STR specific podcasts go, I listen to Get Paid for your pad, Sarah and T, Unlocked, Vacation Rental Success, Vacation Rental Revolution, Vacation rental machine. As some are geared towards large rental management companies, I have gotten some great ideas.

It seems like the software is changing fast, and there are so many options.  My plan is to commit to a channel manager software and start building on that, I am pretty sold on OwnerRez.
