Looking forward to this one. Tax time should be everyones favorite time of year. You get to tell the government to give you money. Who doesn't love that.

In the situation I was talkin about what happens is someone moves a property to be titled under the LLC for asset protection. Then they also use the same LLC to rent and deal with the tenants in the property. So, if the tenant sues you (the LLC) for whatever reason the property is an asset of the LLC and can be attacked. If they sued the LLC and the asset was in your personal name or another holdings LLC the protection would apply.

Again, I am not an expert in this. Just trying to help where I can with what I have learned. Always, always, consult with an attorney to be sure of the asset protection plan you want to impliment. If you find out anything contrary to what I said please let me know so I can learn something as well.

Obviously I am not a lawyer, cpa, or otherwise and cannot give legal advice. However, why are you moving to an LLC? Many times the due on sale clause can be in existence but still not ever get triggered in the title / insurance move. But if you did move to an LLC and it was the same LLC your renters are writing checks to you can lose the asset protection that you wanted in the first place.

 Keep at it. Look at single live and flips. Buy with being an investor in mind.

Do what works for you. But, a good option if I had to do it over is this. Find and buy a small multi family using investment criteria. Live in a unit and rent the rest. Then move to a live in flip for next property etc etc. Research the BRRR method as much as you can and build that wealth portfolio.
