@Danielle McClelland, We started at age 35 exactly if I am not mistaken. Since then we have BRRR'd 4 units ( one triplex and one single family) It's been a great experience and we are looking forward to adding more properties in 2019 and beyond. The best time to start is NOW!

Thanks @Chris Pierog , we are always looking and Washington is close. We will be looking for up to 4-6 units over the next year or so. Both single and small multi family - 4 plex etc. Keep me in mind and feel free to reach out anytime with a deal.

I would look for the BRRR deal either way. The interest rate on the private money really wouldn't bother me. Just make sure it makes money for you, even with higher interest, then plan on BRRRing out to a new lower interest loan. Then you can use the same 40k private money loan over and over to buy more deals.

@Chris Pierog - for me mainly time. I own an insurance and financial practice and could not justify the cost of the license, time required, legal concerns with REI, and overall cost. That being said we will most likely look into getting my wife licensed in the future if the need arises. I am an investor, not a realtor, so I wanted to focus my time there. I think I just jumped the gun on getting my license because I thought it would be a good thing to do. For me it just didn't fit but I don't regret it for a second. I learned a lot along the way

Also - If I had not had my current established office / business in the financial industry - it is very likely I would have kept the license and become a realtor on the side while investing in real estate.

@Anthony White - Congrats!!! As a fellow 37 year old with two kids I have to say GREAT JOB!!!! We are at 4 units and would like to double or more in the next few years. I have to ask, this may have been covered in previous posts, but, how did  you get started investing in out of state and in Memphis specifically. Also, do you have a realtor you recommend?

We are in the same boat. Looking OOS is on our list for the next year but all the info and advice from pretty much anyone you talk to makes it very confusing. We have slowly build a light set of qualification factors for an OOS market. Then, it's a matter of finding a market that would be reasonable to invest in, running the standards, and building you team. I've heard a few different people here on BP say to look toward markets that you have someone on the ground that you already know. Like, Grandma lives in Ohio so start there, etc, etc. - Best of luck on your journey.
