A car magnet could be a good idea. You might want to look at creating a 1-3 page website where sellers could enter their details and then you capture those details in a CRM like Aweber or Mail Chimp and then put a decal on your car in a professional way advertising your services.

Looking to make an offer on this property and help the owner reach his goals. Any help analyzing this would help me to know if it's a good deal or not.

@Andrew Garcia thanks for reviewing this deal. I thought it might be a little low so thank you for confirming that for me. I thought this would be a great opportunity to add an additional 300-400 sqft and make this home a 3/2. With the 2+ acres it sits on an ADU could be added or the land turned into 2-3 lots for additional profit. I'll recalculate the deal. Please let me know if I'm getting closer to a win on this deal.

This would be my first wholesale deal if the numbers work. Any help you can offer is appreciated. It's being sold by owner and has been listed since 2019 with a steady increase in the asking price.
