Getting out in the community and networking is the key.  In our area, we have RE Investor meetings, Young Professional groups, Entrepreneur clubs, etc.  Check Facebook, Craigslist, Meetup, and other similar sites.

I was interested in becoming a RE agent in Ohio.  I took the classes (which were very informative and helpful), but in the end, I decided not to sit for RE Agent the test.  In Ohio, I have to disclose that I am an agent on any purchase or involvement in a RE deal.  I didn't want to do that.  Also, the fees and continuing ed. to maintain the license were not something I wanted to deal with.

Welcome @Justin Rivord,

I'm from the state just south ;) Good to have you here. As stated, finding a strong RE Association in your area would be a great start. Also, be sure to read "Rich Dad Poor Dad".

Welcome @Jon Isacson,

It sounds like rehabs and distressed properties would be right up your ally.  I used to live in the Lombard/Glenn Ellyn area in Illinois when I was a kid.  Glad to have you here!

Hi @Bradley Heath,

I started in mobiles homes with "Lonnie Deals". I would suggest buying Lonnie Scruggs' book "Deals on Wheels". Heck, get the whole course. It gives a great basic intro into mobile home investing.  Be sure to check into your own state laws and the SAFE Act.  Shoot me a message if you need any help with mobile homes specifically. Happy investing!

@Atiya Dean Welcome to BP! Have you considered bird dogging for other investors in your area?  It's a great way for you to get familiar with what is a good deal in your area, get experience, and costs very little (gas for car). I know Indianapolis has a thriving RE Investment group.  That would be another great place to network and get idea.

Hi Tyler,

I can speak from my own personal experience in Ohio. I like to keep "wanted" ads posted on Craigslist, and networking in my local community.  I keep business cards on me and hand them out at all networking opportunities.
