@Mick Misra welcome to Houston! I'll keep an eye out for the property you are looking for. Also, the only contractor I know focuses on commercial work. They usually have a week turn around time and most of their work is with fast food restaurants which keep them on a tight schedule. I'll ask if they still do residential or can refer a good one.

Has anyone had any success purchasing rent to own properties from listings, and still get good margins?

Has anyone had any luck buying homes directly from Mortgage Companies? I came across a few vacant properties and when I pulled them up on the county appraiser website, they are owned by Mortgage Companies but not listed on MLS. Any thoughts? Anyone had success purchasing from them directly?
