@Danny Weber I would always suggest doing a contract for any Joint Venture, especially if you haven't previously worked with the person. Why do you need to team up with another wholesaler to do the deal? Is it his deal or yours? If he is a professional like you say he shouldn't have any problem inking it.

@Bill Gulley thanks, I'm trying to do some research I know owner finance is legal, ballon payments on it are not. Waiting for my real estate attorney to get back with me.

@Account Closed Yeah come to find out its going to probably be a little more work. Just found out the original owner died and his daughter took it over, and they had to redo all the contracts. I'm working on getting a copy of them now.

So I have a question. I haven't come across this type of problem until now so I'm hoping to get some guidance. I have a motivated seller that called wanting to sell their house. They said it was owner financed but when I pulled the records it is still in the previous sellers name who they are still making payments to. The deed was never transferred to their name. Is this deal still doable? I am assuming we have to bring the current deed owner/ or who they are making there current payments to on board. Or do we need to get the deed transferred to their name first?

@Scott E. My goal is to send out 4 a day with at least 20 a month being out of State. My thoughts was just to put the money in with the out of state letters. If it yields better results then add to all direct mailers. I agree cost will defiantly go up but the hope is it pays for itself. That's why giving small test letters.

I'm curious if anyone has had any success with adding a crisp $1.00 bill to their direct mailer for absentee out of state owners. I remember getting a mailer before from a company saying they would pay me for surveys and attached was a crisp $1.00 bill. It was different and got my attention, to say the least and made me pay a little more attention to the letter.
