@Ravi Reddy I would suggest looking further into the company and getting a sense (if not actuals) of revenue to determine how well the company is doing. This is why the NNN lease world ties closes with public companiesbecasue it is easier to evaluate the risk.

Another risk with NNN can sometimes be the utility of that property to another user. If this tenant were to default could you release easily or will you have to make major improvements to fit it out for a new tenant.

@Account Closed Hi Mario, I am active in Allentown, Bethlehem and Easton. I know Allentown best of the three and depending on your strategy you should be able to get better then 7% CoC.

There are certainly area that are better then others. I would stay away from area between 2nd street and 6th street in central Allentown.

Hi Brian 

I think this deal would be much more attractive if you were able to get it under contract around 90-100k. As Joe mentioned in that area you can probably rent at about $1200 and 8-10% vacancy is fair.

When you get the property under contract do you have some time of contingency so that if you are unable to identify a tenant you can back out?
