Hi @Riley Ricobene - I have condos near midway airport and have them rented and cashflowing every month.  I've looked in Oak Park, and it's really hard there due to high property takes. You might want to check out Forest Park/Berwyn for condo rentals but still hard to find positive returns there...

Hi @Terell Miles. Most definitely would lean towards obtaining a license. It would benefit you more than hurt you. Especially here in Chicago, if you want to be a wholesaler, now the rules are you have to have a real estate license. It's a great opportunity to meet others and have a better idea of the market as you get resources from your market center.

As realtors and being around the block a few times, we have connections with reliable lenders. Saving for a down payment would be more of a priority rather than paying down debt. Keep in mind that some of the richest people in this world became rich because they knew how to leverage debt.  If I knew more specifics of your situation, I would love to help if I can :)

Its amazing that nobody here is afraid of coronavirus! But I wonder if things get worse if BP well cancel?

Hi @Gino Colucci

You can most definitely sell the property with tenants in place, however if you would like to complete some work on the property, then maybe waiting until they leave and you complete the work is best before you decide on selling the property. Sometimes its best/more profitable to do some minor work and get a better price. I would ask yourself how fast do you want to sell? IF you are in no hurry, then wait it out. If you would like to sell fast, then leave tenants in place but also realize that leaves room for negotiation on the buyer side.

Hi @Shaoqing Xu, thank you for sharing your story. The luxury market in Chicago is tough. @Greg Morris mentioned a good point that you may want to try contesting your taxes, you only have a certain period of time to do. That or maybe refinance, interest rates are extremely low. That or you may want to consider lowing price further...

I agree with everyone that networking is important. I would also figure out what you want your strategy to be - buy and hold, fix and flips, etc and write a plan of action. Sounds like you are a hard worker so i’m sure Putting things into action will not be an issue! I started investing a few years ago and once you get started it kinda becomes addicting and you learn so much! Here to help if you have any questions. :)
