Hi Jerry,

I can spent over a year studying books and have some friends in the biz that have helped but they work for brokers and they have a license. I find it time to get off the 'books" and do a real deal. Thanks again for your advice.

Are investors willing to mentor someone who is willing to help them grow there portfolio? Does anyone know of a investor groups in Northern Ca? I have the time but very little money and would love to (the leg work) for a mentor.  I also want to make sure I don't get burned by someone too. Any advice?

Post: Duplex that cash flows

I have a friend that owns a dulpex that has about 120k in equity and cash flows 600 a month after everything is said and done.  It need about 3k to fix the top floor. I have the ability to possibly be the 1st to make an offer.  Its in a great local in Northern Cal There could possible seller financing any advice?

Thanks AJ and Jay, I have been looking into Manteca Modesto area. I am a bit familiar with those areas. I used to be in outside sales and cover most of the central valley. Seems like there are still affordable housing and some deals that could be a good as long as the math makes sense.

Thank you Assaf. Makes sense to really spread out a bit in the bay area. I know there are opportunities in Richmond, Vallejo and other place. I will keep on looking and I should get into a meet up group because I am a newbie. I have some very good attributes to bring to table.

Thanks Guys,

I am looking to buy and hold but it makes no sense here. Maybe north or east like the foothills/ east bay where everything is somewhat close. Some homes are being bid 100 to 200k over where this makes no sense. Joey  I am assuming you have a team to seek out properties out of state. I have a couple of friends in Idaho which one said to be booming in certain spots..

I am living in a market (Marin county cali) where everything is going for well over asking, some of them 200k over! I am a newbie and it does not make sense to even start here when everything is over priced. There are markets nearby that are much more affordable(within in a hr of driving)   Any help or advice?
