Hi All,

Newbie here.  My wife and I are currently in negotiations on 4 unit in Gardena.  Would any of you all have any trusted insurance agencies I could reach out to for quotes?  I'm unfamiliar with what would  be considered expensive, reasonable, or what levels of insurance would be necessary for our first deal.

Hi All,

So my wife and I are actively making offers on 3 and 4 unit properties in the South Bay (we'd be living in one of the units) and we're thinking we're going to try and rent out our townhouse in San Pedro that we're currently living in.  I posted our townhouse on Zillow to feel out what would be possible in terms of rent and we seem to be getting a lot of interest and applications.  I guess my question is, as a newbie, would you hire a property manager to handle your first few rentals? We'd be going from zero to five pretty quickly.  I'm trying not to let the Los Angeles landlord horror stories get to me and crossing my fingers we don't get taken for a ride on our first 4 doors.  Any thoughts, tips, or advice would be greatly appreciated.  Thanks!

@Moaaz Malik I'm in the same position as you.  I'm down in the South Bay looking to rent out my condo and get into a 4 unit via house hacking.  Investing out of state also seems very intriguing as well.  Seems like there are a lot better opportunities in other states like the others have mentioned.    

@Twana Rasoul thanks, Sir! A bit more detail for you. We'll be living in one of the units and renting out the rest. With the VA home loan we're going to pull this type of purchase off once a year. That's the big plan anyway. Thanks again for your insight. Appreciate it!

@Twana Rasoul interesting.  We're currently making offers on 4plexs in the South Bay but we're looking at negative cashflow right off the bat.  Wasn't sure if this was rational but we (my wife and I) both have income and aren't dependent on the cashflow.  Seems like we might be heading in the right direction?
