@Rick Albert Thanks for the info.  This helps a lot.   The units don't look like they've been updated since 1984 so, they could definitely benefit from some major repairs.

Hi All,

My wife and I are in deep on a four unit deal that we’re going to house hack. We’re going to move into one unit and my mom into another. The rents on the other 2 units are way bellow market value for the area and our plan is to remodel them and get them leased up at market. 

I guess my question is, has anyone had any success removing tenants based on this? This is in reference to the RCJC Rent Control and Just Cause form. How substantial of a remodel did you do?  Any thoughts or words of advice?

Hey All,

So my wife and I have putting out offers on 3 and 4 units out in local area for about 4 months now. Unfortunately we haven't had any sellers thus far interested in working with us let alone even counter. Understandably it's a seller's market so I know it's tough as it is. I guess my question is, has anyone had any success lately using their VA Home Loan to acquire their owner occupied multi-fam? Should I be looking at other types of loans to be more attractive to sellers and refinancing later on down the line? Any strategies that worked? Thanks in Advance!
