@Chris Seveney Yeah I will have someone showing the house a couple of days per week at a certain time. That's actually how I rent my other houses also.

Hey guys, my contractor is finishing rehabbing my first property to sell in Ohio and was wondering if you know of any company which allows you to market your property online in different sites? 

I am not very enthusiastic about using a real estate agent and have heard there are some companies out there which will also provide you with an ad online, sign for your yard, banners, flyers, etc. I will obviously be using an attorney during this process to make sure the legal part is covered, however I am more of a marketer and wanted to try this part of the process on my own first.

Do you know of any company you have heard or used in the past?

Thanks @Kim Meredith Hampton I believe myself as the owner I am providing a place to live and therefore will be entitled to get that info (as the creditor)

I like your idea @Lois Ginter that's the path I'll take if I don't receive any further info from my ex property manager.

Yes @Jessica Zolotorofe you understood correctly. It just does not make sense to me!

Hey community, I have a bizarre question. I have been working with my property management  during the last year. I decided to end my relationship with them for several reasons and I'm now requesting all personal details from my tenants. They only provided me with their lease stating only their names but not their personal information as day of birth, etc. They are saying this is confidential information between the tenants and them and they can.not release that information to me unless I get a letter of authorization from my actual tenant. This doesn't make sense to me and didn't want to go back to my tenants to get their personal details.  Do I have any chance to request this information legally to them?

Hi guys!

You must have probably come across this question in the past, but I was trying to find some kind of similar situation in this forum and could not find anything.

I am out of the state and have changed property managers 3 times in the last three years. I have had a number of issues with my properties managers in different topics, and in summary I am thinking of taking over and manage my own properties. 

I have my handyman who will do all the repairs and maintenance side of my properties and as I am an accountant will do all the financial and payments with my tenants directly.

My concerns and this is the reason of my post is trying to deal with new tenants when someone move out. I do not know how to advertise this out of the state and have heard I could screen them online but not sure how to deal with signing the contract and all of that.

Are there any professional who can do just this part of the process for me? I think I could have my handyman showing the house to prospects or new tenants but just not sure if someone else have an idea of how to manage this situation.

Also by trying to cover all possible scenarios, my other concern would be how to deal with possible evictions (hoping I won't come across a situation like this). 

Do you guys have any idea of how to deal with a situation like the one mentioned above for someone who is out of the state?

Hi Robert,

Thanks for your input. Yes you are right they initially told me they do regular 'inspections' but when this happened they came up with this new charge (something to bear in mind next time).

The deposit thing is my main concern I bought those properties with tenants already in and they were under section 8. This has been my major headache since they literally do not care how do they leave the property when they are moving out. As they do not have any money to claim back they just leave and trash the property and then I go through a major number of repairs, the only advise that the PM is suggesting me is to get the invoice and send this to 'collections' but I never see this money back. There must be another way to report all these bad tenants since nothing else seems to happen to them. To be honest I am not sure if that is the only way I reckon they should not be allowed to rent again under section 8. Anyway as they leave my PM is now screening regular tenants not under section 8 and this seem to be working now. Your input is greatly appreciated!!! Cheers,

Hi guys, just wanted to ask a quick question. I had an issue with an ex tenant who trashed one of my properties around 10 months ago and I knew this property management (PM) company was not looking after my tenants so I decided to change to another PM and asked them for periodic inspections with my properties because of this issue. 

Initially they told me over the phone they will be doing this regularly and after 4 months I asked them if they were checking them. They did not reply to this specifically since I had other questions in the same mail. 

I have now been 8 months with them and I have just had another tenant which did not leave the property in its best condition. No bond and a large number of repairs and expenses I am going through once again......when I asked them why they didn't inspect the house if this time they knew one month earlier that the tenant was going to leave (I was notified one month earlier) they said that inspections for routine have an extra charge of $75 per inspection. I think this is unfair even though this is not stated in the contract that is what I would expect from a PM. Also this was one of the reasons why I move to another PM company because I felt that my prior one was not looking after my tenants and they were destroying my place.

Just as a reference the tenant wanted to buy the property from me but I did not want to sell it so she started to request some repairs which we were attending but then she decided to move and let us know one month in advance......I just feel a bit frustrated especially when my current PM said they would do inspections but they are acting reactively once the tenant leaves and now I have to face all these extra expenses to fix the property again!!

What are your thoughts about performing periodic inspections as part of their work? I am overseas and that is what we usually expect from our PM here, and from what I read is exactly the same in America.
