I'm have been a full-time firefighter for 24 years. I'm a captain/paramedic, currently assigned to the Aircraft Rescue Firefighting Special Team. I'll be retiring in the next few years, and working at building my 'second career'.

if I was an cash buyer, purchasing an assigned contract from you and the property had clouded title, but you represented it as clear...you'd get a letter from my attorney asking for my EMD, immediately.

Not really germane to the issue of strategies, but I'm always a bit hesitant to do business with friends I wouldn't want to "unfriend", should things go south. Your mileage may vary.

in my mind, I would have a greater ability to control the quality of my own property than I do the neighborhood.

For starters, I'm no expert, and I dunno about Hampton Roads, but in Phoenix, AZ...pray. And even if they're good and affordable, they show up when they feel like it.

I'm an agent/investor who doesn't work agency. I got my license because: 

a) I was so new to real estate, it gave me a good base foundation of understanding, so I could understand what everyone was talking about; and 

b) I have found no database as complete as MLS to get accurate comps, research property history, and loan history - even for off-market properties that I'm interested in.

I did have to find a broker who was cool with me not representing buyers/sellers and agree on splits.
