I concur with the other comments on diversification to limit one's risk. The ultimate goal is to have enough properties to off set any vacancy and reserves in place to insure continuous cash flow.

Have you tried advertising at the local university or community college; or any companies that are in the vicinity to the property? Some businesses are willing to agree to short term leases for out-of-town guest.

At some point you have to take what you are learning and gamble. There is fear, but the only way to proceed is to try.  Start small and work your way up...
