Welcome to Bigger Pockets. There is a lot of vital information on this website - use the tool tab at the top of the screen to begin the learning process. Unfortunately, some people present REI as easy (TV) but forget to mention to newbie that it can also be costly. Take your time and learn as much as possible, so you do not make costly mistakes.

Welcome to Bigger Pockets!

Sometimes it does take a while to secure what the industry calls "motivated sellers."  Wait a week or so and call your FSBOs back to see if anything has changed regarding their asking price. If they are under-water or some other crises has arose, it might just be the opportunity you were waiting for.

Also, find a Hard Money Lender who might be willing to do a joint venture with you - if you provide the labor. 

Whatever you do - do not give up on your goals.  Good Luck.

I suggest you continue to read and learn -- that is a key component in reaching your goals -- Knowledge. Use the tools - resource drop down menu at the top of the screen. There are webinars, post, and Podcasts on everything related to Real Estate Investing. Ask questions thru the community forum and START your journey.  The first step is always the hardest step because of fear and the unknown.  Just remember that in life we will have some disappointments, which will teach us how to do it right the next time.

Hello to my Bigger Pockets community.

I am hoping some of my colleagues can provide advice.  We are considering hiring a “Bird Dog.” Someone to track down dig leads within a defined district or zip code. The person can use the “riding for dollars” methodology or research city records.  I located Joshua Dorkin document, which was uploaded five years ago.   Has anyone used this document and what was the outcome?

Below are my questions:

  • How do you hire a Bird Dog? Is there a specific type of payment method to be used? For instance, per confirmed lead, an hourly rate, or fees derived from the actual purchase of a property.
  • What do you have the Bird Dog do, since the services can vary based on need and/or city?
  • Can the service be contracted out from a temporary agency?

If someone has had a successful experience with the “Bird Dog” process, please feel free to contact me or provide your advice via this forum.
