 Thank you for your message. I work full time from home and I am in the process of buying my first property, that I will be moving into, in a new state. I would love an in person mastermind in Columbus, OH but I feel like I could get access to better groups in different locations if I were to find a group online. 

I will be networking and meeting new people, but I would like to surround myself with likeminded people because I want to learn and grow. If I can join a mastermind it will massively increase my confidence in this space and accelerate my learning, more than just hoping I will meet the right people organically in a new city. 


Hey Abi, I'm local to Columbus. There are tons of networking events going on each week and we have a great community of investors that, for the most part, are accepting and will share ideas. Going on Eventbrite and looking through Facebook groups can help you see when some of the networking opportunities are happening.

 If the home is paid off then the owner is used to not paying rent/mortgage, so I don't know that all of a sudden having a payment on a fixed income will work for them. 


 I was thinking more so paying for their utilities and etc. Whatever they are paying currently outside property tax, and have ownership transfer so nothing really changes outside of their current condition.

Hey Jim,

I would think the best solution would be to buy the property form your neighbor. If he is happy staying there, I would allow him to pay rent until he passes. That's the best solution for both sides. You get your off market home while getting passive income, while he can continue to enjoy the rest of his life in his home.

I believe wholesalers can be a valuable asset. At the same time you must know how to run your numbers, pull comps and know what a good deal is. Sometimes you have to work with and teach them how investors think. Most do not walk the properties and can analyze that there might be a bigger issue that is not accounted for in their pricing. 

Biggest thing is to know how to run your numbers.

I can not speak on the other major cities, but Columbus and the surrounding areas are going to experience an influx in population. The housing demand will skyrocket I believe within the next 5 years, and now is the time to get into the market.

In Columbus, where I'm located, there is a mix of a tech and medical boom. Intel has spent over $100 billion on new chip factories as well as Nationwide Children's Hospital spending millions of dollars on acres to expand even more. I believe a group feature on here would be great. It can help people in specific markets find like minded investors more easily. I believe there would need to be a gate keeper as a lot of the Facebook groups have many spam posts and members with predatory intent. I think BP is a platform that is not saturated with that type of persona or conduct, which is why I think it would be a benefit.

I'm in agreeance with Caleb. For those investors out of state like you, they will be relying on the agent to be local to actually see the properties. Say they have a local contractor in that area, how would they be able see the property without you being present? Would you have a fellow agent in the brokerage tour these properties for you? Would they require some sort of split since they are doing the footwork? I think it would prove to be very challenging and not as rewarding if it was me.

I advise you start searching for a reputable PMC. Preferably one that is exclusive in property management and not possibly dipping into it as a side hustle. Find a better and more diligent company for this.
