Either way is fine. I’d probably vote to put it in. Main because you add an extra step to spending it.

I have a few that I use. I’m not a realtor so it’ll be unbiased. I use some for specific areas of town and price points.

I have around a 100 doors of single family here in El Paso. I use a simple rule of thumb. I don’t rent over 1,000 in monthly and keep my cap rate around 10% or higher. To focus on a side of town is I believe is limiting. I’d focus more on the deal. Further more what kind of money are you getting? Cash buyer? Bank money? Hard money? Terms and down also.
