As an investor I would personally go buy a 3 unit on my own if you plan on living in one of the units.. The deal wouldn't make sense to me as an investor to give you a free place to live.. 

I was in your position 5 years ago with just graduating college and wanting to get into real estate.. Work with a portfolio lender that doesn't require a co-signer but offers 5% down with no PMI- There are a lot of them out there. If you don't have the 5% right now keep saving or have funds gifted to you by a family member.. The owner financing works in your favor, not the partners.

I see you're in NJ, go talk to Trustco bank, they have the product you're looking for.. 1-2 units (5% down no PMI), 3-4 units (10.5% down no PMI). Or give @Jerry Padilla a call.

Real estate is moving quickly in GF. It's getting eaten up as soon as it hits the market.

I posted a 1 bedroom unit last week, had 52 inquiries (craigslist and fb market place). 20 solid apps and the tenant is moving in on the 15th. Single young nurse. I am in a small city in upstate NY.

 Doubt it. @Grant Cardone has been public many of time where they will put money and it is not the dying mid west, west or northeast.
