You can purchase it together, for sure.  You would not have two separate mortgages.  Neither one would want to be in second lien position behind the other. You would have one mortgage with both of you being guarantors together. You can look into a condo conversion after the fact and that way you would each own a unit that you could sell separately later. I don’t really recommend this. These types of units don’t tem to sell as well as they would if it was still a duplex.

Neither side is supposed to influence the Appraisers opinion of value.  The best you can do is to share comps or information specific to your property that may not be readily apparent. Most don’t want to see your comps because it just insinuates that they don’t know how to do their job. If anything, I would hand them your research and just tell them “here is what we found”.

The other agent cannot just slip something in and then sign your offer. Adding anything to your offer before the seller signs makes it a counter offer.

Brokers will need to get involved this late in the game. Your agent should be taking care of this.

There was no bad faith here. They could have put it all in writing and done a Seller Multiple Counter Offer and you would have had the same result. If more than one accept a multiple counter, the seller gets to pick one. It’s important to ask what else might make your offer more attractive in these situations. “Is there anything else we can add to our offer to be sure we are the best option for you?”

Things probally got murky when it was the agent that hired the guy.  is this also the sellers agent?

This is how I feel about it too.  My agent hired the guy.  But then the guy put a bandaid on the system that definitely benefited the seller and NOT me.  My agent was so happy that it works and felt like it was a major win, but I feel like I'm getting the short end of the stick. I would have much rather gotten the credit.  
 

Ask the sellers to buy you a 3 year home warranty that covers the AC system. Make sure you have the option to renew it after 3 years as well. If it goes out in 2 years, the home warranty should replace it for you.

Get a repair quote and find out how big of a deal it really is.

Why aren’t you asking your agent this question?

Personally, I would be getting a quote from a contractor to repair the damage. Then, based on your personal financial situation, decide whether I’m going to ask for a credit, purchase price reduction, or seller repair.  

This type of situation is exactly why you are represented by an agent and they should be walking you through all the possible solutions at your disposal.

Unfortunately, “changing your mind” is not covered by a financing contingency. You are obligated to work diligently to get the loan that you specified in the contract. If you still qualify for the financing, you will be required to perform the contract. If you want out, you typically will have to walk away from your deposit at this point.
