Hi Samuel                   

We just had a seminar that was very similar to this discussion. Here are some of the answers that we came up with:

1.)  Get rental numbers in the area and then discount for the existing vacancy by increasing the first year vacancy rate.

2.) Call property management companies in the area and commercial brokers who specialize in this type of commercial property.

3.) How long has unit c been empty? What is the demand for this unit? What is the condition of the property?What do the other two leases look like?

4.) How strong is the economy? Is there one or two main employers that can potentially shut the town down? What is the zoining?

 Yes, for example we have active investments from Accredited Investors on projects in Puerto Rico.  There should be nothing to stop investors from lending on real estate.  After the banking crisis in 2007 and 2008, many assets were transferred from insolvent banks to the three big ones on the island.  Today, these assets are remain on their books and in many cases require a person or group to be able to negotiate between the original developer and the bank.  They have been given until April 15th of 2015 to resolve these assets.

Time is ticking in Puerto Rico to pick all the low hanging fruit.

Hello Leigh,

I work with an active investment group in Puerto Rico.  Our group established our business under Act 20, the export services act, and Act 22, the Individual Investors Act or Investors Relocation Act as it is sometimes referred to.  You do not have to flip houses in Puerto Rico to take advantage capital gains incentives, rather, you must domicile in Puerto Rico for 183 days a year.
