Make sure you charge a pet deposit and non refundable cleaning fee though.

Marketing, and learning,

Market your photography business for example, and find some highly recommended courses of funnels to learn from and invest in.

Does it come with the dumpster??? lol Jk, 
You may be better off renting it out for some passive,
or after its rented sell it to an investor to make some money and wipe your hands of it.

I agree with you Steve Vaughan, and also Jay Hinrichs, that is a very good method to move forward in one of these situations, 

leniency is key, in this business, but there is a live between that and being taken advantage of. give them a time frame to get caught up and give them some social services resources to help the situation, I'm sure you will be glad you did.

Holding usually work out pretty well, it is always easier to find a renter then to sale a home that is not selling right away. It puts some money in your pocket, while your trying to sell, usually gains some appreciation, and pay off some of the balance, its usually a win win.
