I would make sure you're very upfront with the seller from the beginning. If you don't have a buyer lined up already but have already networked with a few, you can tell the seller something like this: "I work with several investors throughout the city. My job is to find properties that fit their criteria, and I think yours will be a good fit. Once you and I reach an agreement and open up escrow, I'll schedule a time with you to get them in here in the next couple days to verify the condition and my numbers."

If none of your buyers are interested, find out why. If it's the price, you can find out where they need to be for the deal to make sense. Then you can try renegotiating with the seller for this lower price, hopefully while still within your inspection period.

In addition to filtering in Listsource for a Last Market Sale Date of 3-6 months, you can also filter for only those with 100% equity. If you call Listsource and explain what you're doing, someone there should be able to help you out.

I understand the private $ fee of $9,800 is for a 6 month interest only loan at 7%. Are these loan payments included in the 3% for holding costs or do the holding costs account for other expenses?

I second @Joseph Ball. Fiverr.com worked great. I got a voice over with a minute long animated video for $45. It took about two weeks.

Hi, Jacob. My wife had her doubts at first too. Because she was so apprehensive, I started wholesaling by using only the money I had saved up. If you don't have much, you can market by handwriting your own letters or calling FSBO's on Craigslist and Zillow. It'll take more time, but it works.

Jarrod, I give the seller a week to respond to my written offer. The clause I use just states, "If it is not accepted and signed by the Seller prior to: _____________, this contract shall be void."

How about, "We buy houses" instead? ("We" being the wholesaler plus the pool of cash buyers he/she knows and works with)
