@Vlad Bucur Dayton is a great area to invest in! Prices are lower than other cities in the state. I personally invest in Columbus, OH since it is the only city in the state with consistent population growth over the last decade. I've had a lot of success here.

@Ignacio Perez Losada Columbus, OH is a great place to invest in AND live. I've been here for 7 years and I also invest here and love it. The city has grown so much in the last decade (top 20 fastest growing the in the country) and there's plenty to do. We are also in the top 10 most appreciating markets in 2021

@Andrew Del Monte I agree with the others that starting small (residential rather than commercial) is probably the best first project. Multi-families (2-4 units) or single family rentals are great for new investors and easier to acquire/manage than a commercial property. 

I don't agree that you need to start locally though. Depending on what market you live in, it may not make sense financially to invest locally (if you live in California for instance). Starting in hot but affordable markets is easy, even for out of state investors. I invest in and work with a lot of people ewho invest in Columbus, OH and have had a lot of success

@Account Closed Columbus is a great market to invest in! It is the only city in Ohio with consistent population growth over the last decade and has become a haven for large corporations. I've lived here for 7 years and have watched the city transform.

I invest here in Columbus and have had a lot of success. I definitely recommend working with a property manager especially since you are out of state. I know quite a few PMs I could connect you with

@Ezra Shami I would recommend finding an investor friendly REALTOR or broker in your area first. Zillow "suggests" lenders and agents based on how much they pay for advertising. It has nothing to do with how good they are.

Any investor needs the core 4: real estate agent, lender, contractor, and property manager. Once you have a team of trusted individuals in these 4 roles you'll be ready to invest knowing you are in good hands! Typically starting with an agent is your best bet since they have connections to lenders, contractors, and PMs that they've had good experiences working with.

@Coua Lee congrats on starting your investing career! It is difficult to determine if something is a good deal simply by what it's priced at and what comps are going for. You'll want to consider what potential income from the property is, how much could it appreciate/why is the area appreciating. If you are considering bringing a partner on, you will want all of your ducks in a row.

It's important to have a team in place to help you digest deals and determine if they are "good" or "bad". Any solid investment team has a contractor, lender, Realtor/Broker, and property manager that you can trust to give you hard facts. I'd start by finding an agent/broker that is investor-friendly in the area you are searching, they typically have connections to all other members of your "team" and some investor-focused Realtors spend a solid chunk of time finding off-market deals to send to clients. @Allison Skelcy that's such an exciting leap to take! I have a client here in Columbus, OH looking for a wedding venue space as well. It's certainly a weird mix of commercial and residential properties that make for solid prospects.

There are plenty of opportunities in Ohio for venue spaces with vast areas of farmland in close proximity to large cities. Best of luck on your search!!

@Craig Anderson Columbus, OH is a great market for commercial. It is relatively untapped compared to some of the more competitive commercial markets and the prices are lower in the midwest. Are you looking for pure commercial properties or large multi families (5+ units)?

Welcome to BP @Kenneth Rose!! While purchasing out of state can be a little scary for your first deal, it is pretty common for investors in expensive markets to do this. All you need is a team that you trust of a Property Manager, Agent/Broker, Contractor, and Lender to have all the tools needed in order to acquire a good investment.

I would recommend starting with an agent or a broker first, as typically they have connections to PMs, contractors, and lenders they've had success working with. Agents/Brokers have their hands in a little bit of everything so they can break down the market the best!

I invest in Ohio (Columbus mostly) and have had a huge amount of success here! Good luck
