I just started wholesaling last month. I found a property with a tenant in place playing $675 a month and hasnt missed a payment in 7 years (Owner showed me proofy for a en for the past year). She wants 40k for the property. I know this is a good deal because the house is near Temple Univesity and is worth 70k all day everyday. How does a person with bad credit and no money for a down payment get funding for something like this?
