Do you think they have to come out and see the property? How long you think the process would be? Would you think I'd have to miss a couple rent payments?

I'm not looking for legal advice here and I won't take any comments as legal advice; I just came across a property here in Philadelphia for about 30k where a tenant is in place paying 900 a month Section 8. My question is because I am not currently an approved Section 8 landlord will I be able to buy this property and collect rent? If I have to get some sort of approval first how long and drawn out is the process? I know nobody is giving advice here so I guess I'm just asking everyone to speculate for me.

My thought was posting the properties I have under contract for sell on a site but I didn't know if this was allowed or not. I thought it might be a good way to get top dollar.

I don't know if this was discussed before but I want to know everyone's thoughts (I promise not to take anything said here as legal advice). Is this a grey area? Can it be done? Would you do it? Have you done it? If you're going to do it is there anything that should  be disclosed or done to keep everything on the up and up? Thanks everyone. I really do love you all.

@Griffin Fehrs At the risk of sounding like an idiot; would it be considered off market if it were posted on Zillow and other like sites but not on the MLS?

I see a lot of people advertising that they have off market deals. Is this attractive to a buyer for any particular reason? I thought one of the best ways to advertise your deals was to post it for sale.  What am I missing?

I did a simple search online and got mine. The only thing is that I've been a paralegal for over 10 years and have somewhat of an understanding of law. Please be careful. Remember to always have good intentions. Give the seller the highest standard of quality services and protect yourself from dishonest people but overall be honorable. Good luck!

Hey @Scott Freer I'm a wholesaler with a few deals. What areas you looking for in Philly? I have Mt. Airy, and North Philly (with longtime tenant), and a total rehab in West Philadelphia (60th & Market) 98% completed.

I just put a great property under contract. The seller inherited the property. She was clearly a slum lord and this poor guy is paying $675 a month and lives in a dump. He has lived there for 7 years and has never missed a payment either. If I had the money Id out the 5-10k in this place and make it really nice for him.  Hopefully one day soon I'll get there. I just want to raise the bar so slum lords can't exist anymore. Until then wholesaling it is. With that said anybody interested in a property near Temple with a tenant for 40k? Lol
