$1 million medical office building.

If you were writing up a Purchase Agreement for your client for an Owner User Medical Office building, would you write an offer using CAR's Commercial Purchase Agreement (CPA) or AIR's Standard Offer Agreement?

A friend of mine is looking to rent out a retail space for his restaurant. Here is an outline of the basic terms:

-1200 SF

-Lease Term: 10 years

-Monthly Rent: $12,000

-High Traffic in Beverly Hills, CA

How would you guys negotiate security deposit, rent abatement, TI, and option terms. We already have LOI drafted up, but I'm just curious to see what all of you guys think.

I would also talk to your Title Rep and go over the Preliminary Title Report to make sure that the person who is selling is actually the owner. It will also have the property legal description and any exceptions to the title policy. Sometimes there are errors in public records (example: inaccuracy on a deed, unknown liens, forged documents, boundary issues etc). Always good to clear all that up before closing.
