Another update:

First to answer Jon's question, I have purchased a domain with my name and the site is currently under construction.

My family member who was going to list with me wound up going with someone else, it'll be an interesting Thanksgiving this year ;)

Big news: I did get my very first listing today. A FSBO of all things! lol
They own it outright and intend to flip the profits into a bigger house for which I am also their buyer agent.

So, all in all things are looking good! I just keep putting myself out there (I have 2 back to back Open Houses tomorrow) and everything seems to be lining up so far.

Thank you everyone for your congratulations, it's great to be able to get on here and read about how everyone else is doing...

I have to agree, if you're going to need 4 years or so of experience working as an agent to get your Brokers (so you can have your own business) then you should get started ASAP. Don't wait, something always comes up. Get the ball rolling, you'll have momentum and when the time comes, you'll be ready!

You'll need to check your state law because you may HAVE to work for someone in order to use your license. (Until you get your Brokers license).

In NH you have to work for a broker for a year and complete 6 transactions before you can obtain your brokers license.

Like I said though, you'll need to check your state law.

It is also legal in my state. Full disclosure, whether you are a client or not. The agent will make money from both sides. After all, they are doing work on both sides.

I'm up in New England and the company that handles HUD up here is Cityside Mangement Corp. They are the ones that told us that they are sending back their bottom line on the rejections.

They also told us that about every 30 days or so they will drop the price according to the local market, basically 7-10%.

At the end of about 6 months it then gets offered to the city for $1. The city must also qualify for the property by having a use for it, or donating it to a Good Neighbor program.

If the city does not take it, it does go back on.

Priority is ALWAYS given to the owner occupied. Even if their bid is lower than an investors (to an extent).

I recently went to a class given by HUD and they said that they are now sending back their "bottom line" when they reject an offer.

Quick update:

I held an open house for another Realtor this yesterday and 2 sets of buyers came through. The house wasn't what they wanted but they are interested in looking around. I have set them up for "buyer interviews" with me and they both also have houses that will need to sell first, I realize that this can be a pain, however, I am looking at this more from the possibility of 4 transactions side and I am pumped!

Then this morning I get a call from a friend of a family member who is also looking to sell and has set an appointment with me for a CMA.

I feel like the flood gates are opening! As my bf says "you can't spend a quote" but I'll tell you, this is seriously increasing my energy levels!

Actually, I am a Realtor and I was recently informed by the title company we use that double closings are no longer possible as well. What title company are you using that allows it?
