Post: Is it possible to wholesale houses to non cash buyers (buyers who are using bank funding)?

If you are planning on making a business out of wholesaling, you want to stay away from buyers that need bank financing, one of my buyers get bank financing, but he is taking equity out on a line of credit from rental properties he already has. So he is still bringing cash money to the table. It can happen, but you want people that can close fast, and have cash money. They are out there, some of them are the ones you least expect.

Mildrid,

If you don't have nothing but time on your hands right now, post a few "Cheap home for sale" ads on the craigslist in Myrtle Beach. I am sure there is plenty of cash buyers in that area. Find out what area/homes they are looking for. Cost= $0 , Time= 10 minutes

Then get you come cheap bandit signs made and hit the areas they want to buy. Drive for dollars in these areas also. Send a few letters out. Post some signs out. Very little cost, but at least you will get some lead flow.

What you say Arcinio, tell him to hit the road jack? lol. Man I have to agree with you, some buyers are like that, but of you list is fat as all heck, while he is waiting for someone to turn on the utilities, someone else is at the closing table with cash in hand.

Hi Gail. Nothing wrong with shooting for the stars, just make sure you have your marketing experience to fall back on. Marketing should be your baby, but if you have a good amount of cash ready to spend, still marketing should be your baby and track your marketing so you are not wasting and throwing it away. Learn all sorts of ways to market.

Welcome. I would recommend that if you are looking to explore the flipping side of real estate, go ahead and start now getting a few good wholesalers on your team in your area. They will not only be able to send you multiple deals, but teach you a lot along the way.

I think cold calling works if you have a bunch of creative ways that you can help them in rearguards to there situations. You may not be able to wholesale the house but you may be able to take it L/O or subject 2. its all about how many tools you have in our bag when it comes to cold calling. Make sure the leads that you do call you follow up with them at a later date, they will be what you call semi-warm leads them. lol. If cold calling is your niche, stick with it, but I would say hire someone that does this for a living to do that for you.
