Johany, You may end up with 20 mobile home sites. At $325 lot rent with a 35% expense ratio the park might be worth $500k once it is built out. Once you net out your basis, development cost and a couple years of lease up, it might be thin. It would be more appealing if you had access to more land. Is there any adjacent buildable property? Happy to chat about it anytime. Im a big fan of that market.

William Allen, thanks for the referral. I have a lender doing one at 75% LTV for me now, but will definitely keep him in mind for future deals. The Fed Funds Rate just bumped from 0.50% to 0.75%.  Each market peak in history has been preceeded by a rapid upward trend in the Fed Funds Rate.  How would you use this information to formulate your investment strategy?

I have used Delayed Financing a few times, but need some help. My lender caps me at 70%LTV stating that the property was listed for sale within the last 6 months (by the bank selling the REO). Does "Listed for sale within the last 6 months" apply to property that was listed resulting in you acquiring it? I would much prefer to get to 75% LTV if possible. Does anyone know how to fact check Fannie Mae's guidelines?

Delayed financing has worked well for me.  Happy to share whatever knowledge I have with anyone exploring it.
