Post: Wrapping my head around Wholesaling

It's all about Marketing and Sales and Less to do with real estate. Wholesaling is being a master at finding deals through marketing. If you don't have any sales and marketing skills it's going to be a challenge. I don't care what people say it's NOT for everyone.

It's 2019, if you're serious about your business you NEED a website period! When I started 4 years ago having a website was one of the first thing I did before even starting. People are GONNA look you up, see if your credible or not. Not having a website makes zero sense to me.

I would look into TCS management company or JG Real Estate both are solid companies and have great reputations in the area.

Everyone seems to have questions here.....so let's have it...what are they???

PS - the best way to start is to start.....learning through trial and error will teach you faster than any forum will. Also, for those of you that have "basic" questions....I 100% guarantee you that if you took the time to Google those questions you will find that those same exact questions have been answered prob 100 times already. Just my 2 cents.

@Armani Emon Be careful about "seeing" other newbies jump in and be successful. We live in a social media world so you know never know what's really going on. They say that 75% of people living in the United States don't have $400-500 in their accounts at any given time. So don't believe everything you see and hear. Doing 20 deals in 6 months is definitely possible BUT not without putting in the time. If it was "easy" everyone would be doing it AND doing it well! My first year I closed 9 deals, 2nd year 45, 3rd year 50 and now into my 4th year were currently at 35 closed with 8 scheduled to close this month. Nothing is easy just gotta keep working at your craft.

BP - This question is really for people who are currently wholesaling in multiple states at high volume.

I am looking to break into other markets and other states and deciding between creating new company names for each market or just have 1 company name and website.  I see many investors doing both strategies and curious as to what made YOU pick one direction over another.

I understand there are pros and cons to both. Would love to hear what made you go in one direction vs the other.

I currently dominate my market from an SEO standpoint but the company name wouldn't really work in other markets (Philly Home Investor/Philadelphia Market)

Thanks for sharing if you decided to do so.

The real question is what are you doing NOW? Are you doing any kind of marketing? Have you closed any deals? I tell people all the time wholesaling has NOTHING to do with real estate and everything to do with sales and marketing. There are NO TRICKS to this.

As to leveraging your time, what skill sets are you good at? And what are you currently doing for work/most of your day? Do you have a marketing budget?

Hey Bill - Why not do both seems they would go hand and hand? When you say "iBuy" are you referring to "we buy houses" as in wholesaling companies? What agency are you with now? What part of Philly?
