 @MitchMesser good info, thanks. I found this thread as I have the same question and was considering services like foreclosure.com for increased exposure to deals. My assumption is foreclosure properties may be undervalued with the opportunity to rehab, and increase rent and equity. Currently looking for sfh in the marietta area.  

@Tchaka Owen Thank you also for feedback and explanations. Agree and will adjust numbers. I had included a brief description of assumptions with the post, for some reason it does not show. No HOA. Yes self manage. Have cash reserves and this rehab expected to require only fresh paint.
