Post: Tenants Unplugging Property Camera

Hello all, I have 2 cameras installed in common areas at my rental property (1 looking at Driveway, 1 in the basement looking at laundry). Those cameras were installed with notices to all tenants, there is a sign next to them and they are not hidden. The cameras are repeatedly being unplugged via my blind spots by one of my tenants (I strongly suspect), I just don't have concrete proof (blind spots) to officially accuse anyone. I plan on moving the cameras to shrink my blind spots but if I catch the tenant (or tenant 's guest) in the act, what is the proper reaction?

***FYI, the cameras are being unplugged to violate specific lease rules I am not going to mention here (my suspicion).

I just did something similar with a great tenant I have. I gave him a garage parking space (valued at $50-$75/mo) in exchange for him doing all the landscaping and snow removal at the property. I inserted a clause in the lease stating it was his responsibility to do those things and if not performed to my liking I can revoke that clause.

 If you're going to have your tenant do that sort of thing make sure you're spelling out your expectations. If the tenant isn't on board with that or not performing to your standards, hire it out to someone else.

Great recommendation, thank you! In my case, the tenants have already signed the lease, so maybe I can create an addendum to the lease with a contract?

Is this a single family home?  If so, normally they are responsible for doing that anyhow as part of the lease.  If it is a multifamily complex (guessing this is the case as you mention parking lot), then do it on a case by case basis and pay them directly-not through a discounted rent.


 yes, it is a multi-family! Would you be concerned about liability issues?

 I did not think about that, what if I were to create a contract stating that I should not be held liable for any incidents. Do you think that would cover the bases?

Where they coming from, what is the source is what needs to be determined


 I believe they are coming from nearby properties and finding their ways into mine through small holes in the basement. I've started covering those holes, but I need to lay the traps in the units to catch the ones already there, but I am not sure about who should throw away any mouse I catch.

I have a mice issue at my property and tenants on all 3 floors are complaining. I called an exterminator, and their only proposal was to seal off holes and lay traps on all floors. So, I've decided to do that work myself but after the traps are laid and when the mice are caught, should the tenants be responsible for throwing them away or should I instruct tenants to leave them in a dedicated area for me to throw away?

 I was thinking of Venmo and Zelle too! Just wanted to see how many others are using either one of them. But thank you for the recommendation!
