Andrew Zacks is a good pro landlord here in SF. I have used him in the past and was happy with the results.

I would suggest looking for another deal. Many issues may arise. The main one being adding a legal second unit may well turn both units into a situation under the the governance of rent control. You do not what to go there. Currently single family housing is not under rent control no matter when it was built. Of course the City does not notify you of this in the ADU mentioned above. then make up your own mind. Please remember that the City is always attempting to add to rent controlled units. Good luck.

Michael, I actually went to high school in San Mateo (Serra) and grew up decades ago in Burlingame  (the next town to the north); and now own investment property and live in the City (SF) I also just joined here today and this is my first post, see how it goes. You are probably in for some sticker shock, both on the properties you already own and what it would cost to buy now. The entire peninsula, from the City to San Jose has gone off the charts, not sure the level of upside remaining, especially in comparison to other areas. I, myself, am looking just over an hour outside SF. This is still within driving range for many and offers many more opportunities. Good luck, wherever you decide to go.
