Very nice work Jake! That kitchen looks amazing. I'd like to RSVP for the lake house celebration party haha :)  It would be very useful to see how you allocated renovation budgets as Al Mac suggested.

Why would we include acquisition and rehab costs in the cap rate since those costs only occur the first year, with initial purchase? 

And if we do include those acquisition costs, does that mean we should re calculate a different cap rate applicable for the second year and so on?
