If its within few mins walking distance from campus and all inclusive then answer is yes; depending on finishes too.  Now students have other options these days; they do get picky.

the one I'm looking at the bank wants 49500 and $38000 in renovations; it has a really good view of the river.  I'm buy and hold with Vassar Hospital, Marist expansion and tourism; it will be a good rental.

I just went to this nightmare earlier this month; thanks to BP community ... cash for key worked for me.

I offered my tenants cash and they signed docs they took the $$ for their lease termination, changed the lock right after they left, all worked out at the end.

just wanted to thank everyone who contributed to my post

The 2 tenants finally left and lesson learned！

Thank you all for all the helpful advise I had received.  The tenants agreed to leave on 2/7; a month earlier than her lease.

The cash for key $200 really works!!
