@Account Closed Congrats to your mom. Still a 1% deal ($1,400 rent vs. purchase price of $140k) so that's pretty good for this market. Also close to the Aurora town center which may be turning into a "downtown" Aurora some day.

Matt congrats on your profits on that one.  I invest in Aurora as well. Curious of what complex that was in if you are willing to share? I think investing near light rail stations is a good long term play. Been here 20 years. I used to commute from boulder to the Denver tech center for my job. Certainly cant do that any more. Light rail will be the only way to get around town soon in my opinion.

If for irrigation you mean residential sprinkler guy, I use elite sprinklers for my rental in Aurora. Mom and pop shop but a reliable guy with lots of knowledge.

I know some 30+ year investors in the Denver market that have sold all their holdings (500+ apartment units).  I wise man once said, no one ever went broke taking a profit every now and then.  

Thanks @Bill S. Yeah your right it probably just needs more water, thanks for the advise. In your experience,  is Aurora one of the most expensive water bills in the metro area?   

Good day to you all. My tenant in a SFR in Aurora, Colorado is clueless on lawn maintenance (their responsibility per lease) and now even though the yard has a sprinkler system is scorched earth/weeds and I received a violation letter for City of Aurora. They have a relatively high water bill of $130/month that they have been paying so they seem to be paying for the water for sprinkler. Tenant is also not happy that they have to pay for water for the lawn but it looks like crap. It has been very hot and the lot is sloped toward the sun and no trees for shade so its always been difficult to make it look good. Any recommendations for a good Denver/Aurora area lawn maintenance company that can possibly bring the yard back from the dead without an expensive re-sod? Tips from others that have dealt with the same problem?
