Hi all,

I am trying to hammer out the repairs and replacements a tenant is responsible to pay for as well as my responsibilities as the home owner. I have been reading on BP and the answers are all over the map. Will you please help me? Thanks very much!

Examples 

  • - Light bulbs
  • - Miniblinds (that have been damaged by the tenant)
  • - Chipped countertops (caused by the tenant)
  • - Broken doorknob
  • - Broken window or screen (caused by the tenant)

Please consider this folks. He is a 22 year old young adult who has taken a very active interest in building a business. I have two 21 year olds who do not have the interest or the skill to undertake this effort. I applaud him, even if he is bankrolled by his family. Many parents offer financial support to their kids in much less productive ways. My advice to him is to keep doing what he is doing and continue to build his knowledge.

Thank you all for your thoughtful responses. The majority of the train traffic is commuter and the house is about one block from the tracks. It's actually tucked into a quiet neighborhood with single family homes. I'll do more research on train schedules.

Hi,

I'm just came across a two flat for sale. It is one block from the train station very close to the center of the village. I see the proximity to the train station as a plus (to commute to Chicago) but my wife is concerned that it can be a negative due to the noise levels. I'd appreciate your thoughts.

I read a post here that states every lease should have an early termination clause with a fee. What do you suggest as the terms and the fee?
