Hi everyone,

After 6 years of being away from what we consider home(we were both military). We are moving back to 30A/Santa Rosa Beach(just east of Destin) and we are super excited to be part of the community again! We are building a house and it should be complete by June.

If you are involved in real estate investing from Pensacola, Ft. Walton Beach, Destin, Panama City, Apalachicola, even Tallahassee...I would love to meet up, talk, and network.

I'm going to maintain my wholesaling business in North Atlanta and I will continue to be involved in large multifamily/apartment syndications and private money-raising. I will probably be in Atlanta at least once a month to meet with investors and look at properties.

I can't wait to see you all soon! Please follow me on social media:)

@Sawyer Smith I'm originally from Lebanon, Missouri and went to college in Rolla, Missouri. Lots of family in Springfield. I'm actively looking in SW Missouri and Arkansas too. The problem is that inventory is really low just based on population. I live in Atlanta now so the Southeast has produced more assets that I hold. @Lillis Hawker Where is your current house now? Do you expect to rent it easily if it doesn't sell right now? You might look at the depreciation as well. We like rentals as well for that aspect alone:)

Hi there, your cash is not worthless. The extra cash I had after I deployed, I invested in a syndication that pools money to purchase apartments. It's not a loan, you're actually purchasing part of a property as an equity stake holder. They did all the work and I got a check every quarter.

@Jaydin Perez Hi there, I went EOD school at Eglin and was a civilian at Hurlburt. We still own single-family homes in Navarre. The age of the overall house is not as important as the age of the systems. What do I mean by that? An A/C unit near the saltwater like where you live is considered old after 10 years. Salt eats the components alive. Also, since it's sand under the foundation, it moves so look out for cracked foundations. The last thing, be aware of mold from high humidity.

@Kasey Libby Hi Kasey, I live in Alpharetta, GA. I work for the CDC and have been real estate investing for 4 years. I started with single family home but switched to multifamily last year. I just closed on 176 units in Montgomery recently. I can share my journey if you are interested. Thanks!!

@John Cameron I'm in Alpharetta, just north of Atlanta and I've been part of 2 syndications recently. I helped raise on these deals without my own capital. Just from personal experience, even if it's a good deal, the money will not just appear. When I was in the single-family space this would work but large multifamily is a bit different. Any investor knows if he/she invests with you that there are entering a long term relationship. So they must know, like, and trust you AND realize they will be in contact with you for the next 4-5 years. You will also have to convince them of the opportunity cost of investing in your deal. So my best advice is network efficiently. Try to have one good conversation a day with someone(kinda challenging right now). Have soft commitments for more money than you think you need...the reason for this is that a person has a 100k ready to invest, that money may be invested in something else by the time a deal is found. Most people do not like sitting on cash.
