Hey guys!

I am looking for some help getting a liability agreement set up for my new short term rental. The property will come with a private dock boat slip that is shared by 16 other owners (full time and part time) in the neighborhood. However I want to ensure I’m not liable for any damage or liability with renters that use the dock slip. 

I am looking for a legal document encompassing a release of liability as a  template that I can send to renters to electronically sign so I am protected. Does anyone have any suggestions on where to find a template like this that can be electronically signed?

Going to be listing a new property soon by Lake Winnisquam in NH and Im looking for some recommendations /referrals for photographers & cleaners that specialize in ABnb / vacation rental property listings.

Ideally they would have a lot of experience with short term rentals for both since they are much different than residential house cleanings and regular real estate photography for MLS listing.

Hey guys!

I will be listing a new ABNB property within the next few weeks. Its a really cool cabin right off of Lake Winnisquam (a large/popular lake in NH). The property is in an unrestricted HOA with a couple other vacation rentals but mostly season homes with some long term residences. Part of the HOA includes lake access with a shared dock owned by us including 16 boat slips. I should be getting a slip in the upcoming weeks and would like to offer it to guests as a selling point or up-charge to the property but I wanted to ask has anyone had experience with a similar situation?

I read through the rules on the HOA and it clearly states vacation rental guests can use the dock slip if I have one to provide them however I just want to make sure I'm setting it up properly so neighbors/other boat owners don't get upset with multiple guests each month using it if it ends up being a popular request.

What's up guys! 

I will be closing on a new property in Sanbornton, NH on 4/1 and am currently looking for the best policy/quote for homeowners insurance. This will be a "3/4 full time" short term rental / second home while I do plan on visiting once every month or so for the week/weekend depending on vacancy. 

Does anyone know of reputable insurance providers they recommend? I've been quoted by a few however some declined coverage for being a log cabin semi close to the lake and a 2nd home or did not cover loss-of-rent.

Very helpful! I currently have 1 out of state STR property in TN while living & paying MA state taxes. My books are relatively clean as I use QuickBooks to sort out all of the expenses/revenue in a completely separate bank account.

Hey everyone!

Just curious as to (on average) how much everyone pays for their year end tax filing from a CPA who handles REI's or how much someone should expect to pay for this? I'm wondering if I am paying a lot more (or maybe even less) than what most CPA's charge for them to file my personal Fed/State taxes & the 1 investment property I have thats not under LLC.

No need to share specific numbers if your not comfortable but anything helps!

Yes, I wouldnt be purchasing anything all over the area back in MA. I would definitely plan on using credit cards for any purchases when I would go to keep a paper trail. Curious if the state of NH has any regulations on this type of residency transfer like if Im required to register my vehicle there and get a new drivers license or any other information that needs to be updated with my new "residency".

Hey guys,

I'm currently living in MA and investing in some STR's out of state. Had my eyes set on a NH for a little while now and wanted to see if anyone had any advice/insight on claiming a 2nd home / STR property in NH as your primary residence in order to take advantage of NH not having state income tax. The savings in state tax alone would be significant and from what I can see wouldnt be too difficult to "prove" I live there for more than half the year considering its only a couple hours away.

Is anyone familiar with doing this or have any advice on how it could work?

Hey guys!

I'm wondering if anyone had recommendations for a reputable and professional STR property management company in Nashville?

I currently own a 3bed 3bath house in East Nashville that I’m looking to explore hiring a property management company to help take over bookings, cleaning, etc. I’m looking for ones with significant experience in managing revenues and up-keep of Airbnb STRs as well.

If anyone knows of company’s that they would highly recommend send them over!
