I had the same experience. The only way it's covered is if it's a tree that fell on it or a bad storm. However, something that seems to have happened over a period of time longer than normally 2 weeks they will deny it.

There is an exception, If a tree falls on a rotted section of your house they will cover it. Because even though it's preexisting the result of a hole would be sudden rather than over time. They have no way to prove the tree wouldn't have caused the same damage had the roof been without mold.

99designs all the way. Be prepared to give loads of feed back during the whole 7 days, or you will get a poor result. The designers are only as good as your feedback to them, but you get some awesome products for $299.99!! Worth every penny. We had our company logo created through them.

@Raimondo F. Just speaking from personal experience, fiverr is a great resource but for logos I would avoid it. I tried creating logos from many different artists and no matter what I paid almost every one was blatantly plagiarized from a preexisting logo or they used a "logo generator" to give me the content.

Plus, they frequently recycle logos. Which is not what you want when branding your company.

I have used fiverr for MANY other things though and with great success!

I'm glad someone else is using 99designs!

On to the logo. Have you considered branching out from the bed? I guess when I first see it I immediately think you're going to furnish my home with beds. I voted though!

To get rid of the PMI for most FHA loans you have to refinance.. Keep that in mind. It does NOT drop when you get down below 80%.

Ceasar, You certainly can rent a FHA property, the only stipulation is that you must live in the property for 12 months prior to renting it out.

@Daphne V. I gave a closing gift to my realtor in the form of a nice restaurant gift card. I wouldn't have done this if he didn't go WAY over and above for me, along with saving us thousands on what we were expecting. Lease I could do. (:

I would push back a bit on the tenant. Did they not take photos, is there any sort of marks from the tree on the hood, roof? If there is not any proof linking the tree falling to the damage in the car, it's not your problem. 

For all you know, it might have already been broken.

You can find some great pitch decks online. There is multiple free and paid options. I actually used the information from SBA combined with a few of the free decks that you can find online.
