Reality: numerous REI lost their life savings in 2009 and maybe 2022. Over leveraging, insufficient reserve, short term loan with balloon payment, etc.

Flippers bought in Q1 2022 will learn the lesson now. Many of them are losing their shirt. None will tell you publicly.

The price decline started in April 2022, and has been declining for the last 4 months. The bottom has not been reached yet. This is nationwide, from CA to Texas, everywhere.

Poor dog. As a dog owner myself, your neighbor does not sound considerate towards his or her own dog! Leaving a dog outside is cruel and could be in violation of some laws depending on your area. Confronting your neighbor about the issue is a good first step. If your neighbor is someone you do not want to confront in-person, then leaving a note could be a good first step and achieve the same goal as an in-person confrontation. Politely let them know what they are doing and why it is upsetting/bothering you. If no change occurs, review your state laws so you know exactly what your neighbor is in violation of and contact animal control.

Hello BP community! My name is CJ and I’m relatively new here. I would like to get into real estate investing to achieve financial independence. I am in the process of raising capital for my first deal. I have been listening to the BP podcasts relating to multifamily houses, being a good landlord, managing tenants, finances, and starting out (currently on podcast #62 with 20 podcasts listened to). I currently work at a 372 unit apartment complex and another apartment complex that is in construction (2 finished buildings so far). Working at the 372 unit complex for three years definitely impacted my decision to get into real estate (along with financial independence). If anyone wants to connect, I am in the 08527 zip code area. Feel free to introduce yourself to me and/or drop any useful information for a newbie on this post. I’m glad to be here and ready to learn!
