Hello. My name is Priscilla and Iam a new investor in the Orlando area and I wanted to network with a few other investors so I can learn the market. I mainly plan to flip and hold rentals, but I ll also be wholesaling whatever deals don't work for me or I can't close on. I'd love to hear about your investing journey, and I hope I can bring you some value as well!

 Welcome! Would love to connect with you. Me and another local host a real estate investor Meetup the first Saturday of each month. Let me know if you'd like to join. We'd love to have you. It's absolutely free. Come meet 10 to 20 other local Real Estate investors at different levels in their businesses.

 Huge fan of Exp thanks Tyler!

Quote from @Katlynn Teague:

Hey Henrry,

This topic always gets people riled up haha! I am a licensed agent, have my own brokerage, and we wholesale all in the state of Georgia.
 I will say, 90% of retail brokerages know nothing about the investment side of real estate. While getting your license has benefits and creditability most brokerages are not investor-focused.
If you have an interest I would highly recommend looking for brokerages specifically in the investment space. That way you're surrounded by a team who can help you as opposed to figuring it all out on your own. If you have more questions feel free to send me a DM!

 Thats Awesome Katlynn way to go! I think it would be cool to have a wholesaling brokerage!! Our there any good spots to wholesale outside of Atlanta, I was looking at a map and I thought that Griffin Atlanta could be a good spot!

Important Tip for Wholesalers: 🌟

Before diving into property contracts, it’s wise to check your local state and county regulations to see if you need a license to wholesale in your area. While you're likely in the clear, double-checking is a smart move.

Transparency is key. Always be upfront with sellers about the possibility that a deal might not be the right fit for you and your partners but could work with someone in your network. Request a little time to explore options that benefit everyone involved. It’s all about creating win-win situations!

Transitioning from the NFL to real estate is an impressive pivot, and diving into fix-and-flips is a great strategy for building a strong investment portfolio.

Wholesaling can indeed offer valuable leads, but it's a competitive space where the best deals are often closely guarded. For sourcing deals, consider leveraging a mix of strategies including networking with local real estate investors, using online platforms like Bigger-Pockets for community advice, and exploring public records or foreclosure lists for potential off-market properties.

While it takes effort and persistence, developing your own system for finding deals can ultimately lead to more control over your investments and potentially higher margins without the wholesaler fees.

Wholesaling is one of the best ways to build capital while learning how to flip houses and getting experience structuring real estate deals.

I am active in West Michigan, and have heard that people can have good success going after earned lists in ATL.

Would love to connect sometime via zoom or Facebook.

Quote from @Joshua W.:

Any thoughts on pros and cons on focusing on either Kalamazoo, MI or Grand Rapids, MI market.   Buy and hold or possible flips?

A bit about my situation;

I grew up in Kalamazoo and have more connections in Kalamazoo but seem to be leaning towards GR only because of the population and growth.  I have no experience but have built some cash reserves and have the credit to qualify, also I travel for work and have my housing paid by my company witch adds another complexity.

Bit of a loaded question I suppose, any suggestions or thoughts would be appreciated.

Pros;

Cons; of the markets?

 Pros and Cons in every market in my opinion Grand Rapids is the better location out of the two cities but I live here so again I could be biased.

Quote from @Ben Lasri:

Hello to all!

I’m just starting my journey with wholesale real estate and I’m having hard time to determine what location should I start look at and find my first property.

Any thoughts ?

 I started in my local market before doing any virtual markets. I would say relationships with agents in the areas that you are looking for deals helps a lot. Try getting your feet wet in your backyard and connecting with other wholesalers and real estate agents and seeing where flippers are buying. Good Luck!
