Hello!

I wanted to ask the BP community about mortgages, as I feel uneasy about this step in the process. 

If you were in my shoes, what would you do? Consult a mortgage broker? 

As I meet with loan officers, they often tell me that an FHA should be my last resort. As of right now, their logic about upfront cost and PMI insurance associated with an FHA makes sense. For example, I see that Citi has a great program called HomeRun Mortgage, where you can put 3-5% down with no PMI.

I was wondering if you or if you know someone else who I can consult with to find the best option and rate for me as I am finding it difficult to this by myself.

Thank you for your insight. It is greatly appreciated.

I see that BOA, Citi, and other lending companies have low downpayment options, 5%, with no PMI insurance.

Do you happen to know of any good mortgage brokers? Or can connect me with someone who might know someone? Trying to find the best rates I can.

My logic for asking these questions is to talk to someone who can tell me what I am able to afford: get a pre-approval letter. From there, figure out which neighborhood in Queens/Brooklyn to invest in.

By way of introduction, my name is Christopher DeSimone and I am currently a 23-year-old CPA working at a big four firm in NYC. I recently finished Brandon Turner's book Rental Property Investing and I am eager to get started on building my real estate portfolio.

I have set a goal of obtaining a multifamily property to house hack in Queens/Brooklyn by July of 2022. I will finance this purchase through an FHA loan where I will put down 3.5% and then in one to two years post-investment refinance into a conventional loan.

I hope to work and network with all of you!

But as I began to take action, I ran into two distinct problems:

  1. 1. Which neighbor should I invest in?
  2. 2. How much can I afford?

Does anyone know who I should talk to to answer these questions? Any insight is greatly appreciated.
