Hello. I am wanting to get started in real estate investing and thinking about using a hard lender.

Any hard money lenders out there that wouldn’t mind telling me what you like to see when you have a deal brought to you? Also what would make you feel more comfortable doing a hard money loan with someone who hasn’t done any deals before?

Thank you so much for getting back to me on this. If I am understating you can have two FHA loans out at the same time? But that means I would owe more than the assets were worth. It seems viable to do just need to be careful. I think the main thing for me would be cash flow so I can build up my income. Thanks again for your answer it means a lot.

@Eric Johnson well I don’t have any details with the first property it would be a single family or a duplex if I am lucky. Right now I’m just trying to see if this strategy is possible by seeing if others have done it and by talking to a lot smarter people than me about if it would work or not.

That’s good for me to remember maybe it might take me longer than one year unless it appreciates or I do renovations to get the value higher. Thank you for your feedback it means a lot!

Hello, I have a question about a scenario I'm working out in my head. Utah has a program where they will allow zero down for first time home buyers. I was thinking of taking advantage of this program and then after a year refinance to a conventional loan and then buy another home and move into it with a FHA loan so we can get in with only a 3.5% down. We would then rent out the first property. Does anyone have any experience with this or any tips or things to be careful of?

Hello, I am curious if anyone has done a rent to rent deal? For those unfamiliar with the term where you go to a landlord and lease the property and you get their permission to rent it out yourself, say on AirBnB. I am just looking for any additional information such as; how you got started, how you analyze a deal like that, how do you suggest it to a landlord, what should you make sure is in the contract. Any information at all would be helpful. Thank you so much!
