Hello,

I'm working up a proposal to manage about 10 units...(8 duplex units + 2 other homes)...all in my area in NW Austin.  Average rent is about $1,300.  My normal fee for one unit is 8%.  Anyone out there have experience providing bulk discounts for a similar range of units?  If so, how did you structure your agreement?

I'm new to the Section 8 program and I've done a fair amount of internet research but still can't find definitive answers on how to apply for section 8, assuming that I need to. I'm currently on hold with some sort of HUD office that I've been directed to but who knows if they'll ever pick up and I'm not counting on solid feedback. Looking for any feedback that will guide me down the correct path. Thanks.

I'm a property manager in Austin, TX and taking over a home where the previous tenant caused over $5K in damages and also broke the lease, moved out early and moved to Arizona.  I'm trying to provide guidance to the owner but it appears she may have to file the claim in Arizona, which may require her to appear in Arizona to do so.....and the limit for small claims is $3500.  Anyone have some general guidance on how to sue an out of state tenant?  I do realize it will depend on the states involved.
