I am looking at BRRR deals in the Philly area at the moment. I would like to know 2 to 3 things which I should focus on the rehab which will significantly increase the ARV based on your experience like kitchen redo, bathroom etc?

@Dan Powers I have been focusing on BRRR deals of late in Philly area. What I am seeing now is leaving atleast 10 to 20k on the table and it is hard to recoup the costs on rehab with refinancing at the moment.

I am doing some research on zip codes in and around Philly for BRRR to invest and hold. Do you guys have insights on Philly on best places for rental and hold strategy? I am currently looking at Darby 19023, Sharon hill, and some areas around Route 476? Any thoughts on zipcodes to look for and avoid?

I have been evaluating properties for BRRR in PA and need to know the following. How do you guys estimate closing costs during purchase and refinance? How do we estimate insurance costs on a property before we finalize the deal? Are there tools or blogs you can send which will help in estimate cash flows before we get to the property?

@Amir Sher I am amazed on how you decided the neighborhoods in Philly with a clear definition. What neighborhoods did you end up investing in and why? Also curious on what tools did you use to finalize your research in phill?

I am looking for a contractor or handyman who is reliable and can provide quotes for some properties with BRRR. I am looking to have him or she checks my properties and provide me estimates. Is there anybody you guys can recommend whom you use for reliable estimates around Philly and blue route area?

Hi Guys,

I am in the process of working with a couple of wholesalers and plan to purchase properties using BRRR. This is the first time I am dealing with wholesalers and would like to know if there are best practices on the following.

1. Signing contracts with wholesalers before purchasing a property with them.

2. Any gotchas to look for when purchasing or evaluating properties with wholesalers.

Hi Guys,

I am a newbie investor and have 2 rental properties. I am trying to measure the performance of my 2 rental investments in terms of ROI, Cash on cash return so far, expenses, mortgage, etc. Can you guys share any excel templates or tools you use to measure your performance of the assets on a yearly basis? What metrics do you primarily use to measure the performance of your asset?

@Joseph Wright I am also looking at philly suburbs for my next rental investment. Could you let me know what are the top 3 counties or cities to look for single family homes with a good cash flow for rents?
