Have you received an Amazon locker? I applied for one a few weeks ago but have not heard anything from them.

Every year I have tenants report stolen packages and missed deliveries. The intercom system does not work and I’ve had electricians inspect the system and told me I need a new system installed. This is quite expensive. I wanted to see if anyone has a simple solution and/or process for your rental property to receive deliveries. I know legally I do not need to address this but I am interested in finding a way to help my tenants. Look forward to reading your ideas!

Personally, I would fix the single family, sell it, and roll the money into a multi family with a mortgage set at an amount that you are still cash flow positive. This provides you with more units, should provide similar or greater income, and you are either able to have cash in pocket or you have a larger purchased rental property. Good for you for being in the situation to be able to have this decision in front of you!
You need to remember something very important: it’s not your preference but the prospective tenants that matters during the rental process. Once the unit is rented, you tell them what time and how to contact you. I’ve noticed the overwhelmingly change from phone calls to text and have a copy and paste text saved to reply to each message. You can include your preference for a phone call (I am on your side with the phone calls).
You have some options. First, what is being pulled out that is clogging the pipe? If it is baby wipes,you can have a licensed plumber determine whether it is the fault of the plumbing or what is being placed into the system. After sending a certified notice that the tenant is clogging the system, it is now on them to cover the expenses. Also, I would install a grinder which reduces the size of the waste and helps prevent future clogs.

I own in both Beacon and Newburgh. Newburgh is starting to see some carry over from tenants getting priced out of Beacon. Beacon is a great market to be in (which is why cap rates are so low and cash buyers are plentiful) but I see much more value in properly chosen areas of Newburgh. The city owned property list in Newburgh still has gut reno properties, but there are fewer now than 3-4 years ago. I’ve heard of investors in both Beacon and Newburgh having success with making offers on off market properties.
I’ve had a similar issue in the past. In New York, I needed to move quickly because once the boyfriend uses your address for mail, he has established residency and the police will not remove him. I’m sure you can find a way to explain the situation and that he is not allowed to live in the apartment. For my properties, anyone over 18 must pass the background check and is not allowed to register as a “guest”
